As much as new construction often claims to have a convenient “central location,” the most central neighborhoods, of course, are usually the ones that already exist.
In Post Falls, the most central location is arguably the homes just north of the strip of businesses on Seltice Way on both the east and west sides of Spokane Street.
Those looking for polished, giant homes might be disappointed, but every neighborhood can serve a purpose. In this case, it’s affordability and true central location.
Yes, it can be a little touch and go depending on which numbered avenue you drive through, but many of these streets are clean and pleasant, with homes on larger lots you don’t tend to see in the newer developments.
For those looking for less space to manage, the area currently offers a few intriguing options, For one, a two-bedroom, one-bathroom updated home with 720 square feet is listed at $168,400. And if you want to manage some more space, you could take advantage of the fact that it’s zoned R3 with some lot space for rental income opportunities.
On the same spectrum, another two-bedroom, one-bathroom home, this time with 1,176 square feet, sits on three city lots also zoned R3 for multi-unit rental. The buyer could keep and remodel the current home, or build something entirely new for renters. Its price is currently listed at $184,500.
There are a couple other large-lot/small-house, zoned-for-multi-family properties in the area, but more typical single-family home options are available too as you head a bit north. One such property is a four-bedroom, two-bathroom home with 1,536 square feet priced just under $215,000. It boasts a large backyard and space for RV/boat parking, plus no pesky HOA restrictions to worry about if you consider such things pesky.
Driving east and away from the older neighborhoods around Spokane Street, there is a fenced pocket neighborhood with new construction that is filling nicely, according to a representative in the development. More on that neighborhood in a future installment — no need to muddle the message about the charm and affordability of the older homes in the area.
Back to the central location slant. Seltice Way is the ticket to most of Post Falls’ commercial highlights, including the popular GW Hunters restaurant located off Spokane Street between Seltice and the entrance onto Interstate 90. Seltice going east takes you over the top of the freeway and into more excellent food choices, including Fu-Ki, Timber Gastro Pub, and my personal favorite breakfast spot, The Old European.
Does Old European advertise with the newspaper? I don’t know, and I don’t care. Those meat-stuffed aebelskivers are delicious.
Back on topic and back toward Spokane Street, the Post Falls Library is located at the corner of Spokane and Mullan. Schools in the area are Mullan Trail Elementary School near 12th Avenue and Post Falls Middle School off 16th Avenue. River City Middle School is also just a few blocks west of Spokane Street around 18th Avenue. New Vision Alternative School is across from the Post Falls Library on Mullan.
Several schools, a library, freeway access, and food all within two minutes of each other. What’s missing? Drive an extra minute north for some green space — White Pine Park is located off Spokane Street starting at 19th Avenue. Bottom line — if central is what you want in Post Falls, this is the bullseye.
